Minimum Stays

In Season: July 1st (Thursday prior to July 4th Holiday)  through October 31

• Three night minimum on weekends in July

• Two night minimum on all other weekends during the in-season period and for the July 4th holiday, if it falls on a weekday.

• During all other times, we are happy to accept a single night reservations.

• In-season rates apply on Thursday, Friday, Saturday, Sunday and holidays; weekday rates apply on Monday, Tuesday and Wednesday.

Off Season: November 1 until Memorial Day Weekend

• Two night minimums on the following holidays: Veterans' Day weekend, Thanksgiving, Christmas, New Years, Presidents' Day weekend,  Patriots' Day weekend, Memorial Day weekend, Labor Day weekend, Columbus Day weekend.

• All other times, we are happy to accept single night reservations. 

• Weekend rates apply on Friday, Saturday, Sunday and holidays; weekday rates apply on Monday, Tuesday, Wednesday and Thursday.

Reservations and Deposits: To guarantee your Berkshire, New England Inn stay, a deposit of 50% is required for a stay of two nights or more. A 100% deposit is required for one-night stays. Reservation deposits made more than 30 days in advance must be made by check, which must be received within seven days of booking. Deposits for reservations made less than 30 days in advance must be paid by credit card. The balance is due at check-in and may be paid by cash, check or credit card. 

Cancellation and Refunds: There is a 30 day cancellation for all reservations during July and August and for all holidays throughout the year. The cancellation period for all other times is 14 days. Deposits made within the cancellation period will be refunded, less a $50 cancellation fee. Refunds will not be made for reservations cancelled within the cancellation period. Guests who shorten their stay will be charged in full for the balance of the reserved period.

Confirmations

• A confirmation letter will be sent to our Pittsfield, Massachusetts bed and breakfast guests  with advance reservations by mail, fax or email. We ask guests to carefully check all recorded arrival and departure dates and the anticipated time of arrival. 

• We ask that you present a copy of your confirmation at check-in.

Arrivals and Check-outs

• Check-in is from 3 p.m. to 9 p.m. Guests are responsible for letting us know by no later than 6 p.m. the day they are expected to arrive to request a late night check-in so that the innkeeper may make special arrangements. 

• Check out is anytime between 8 a.m. and 11 a.m. Guests who plan to check out before 8 a.m. should let the innkeeper know in advance.

Children: Children over the age of 12 are welcome to stay in the Pomeroy Suite or the Thomas Colt Suite for an additional charge of $25 per night. These are the only suites in which one child may stay. No person under the age of 18 may stay in a guest suite unless accompanied by a parent or legal guardian. 

Pets: While we love pets, the inn has no facilities for guest pets. We would be happy to recommend a local kennel facility or a property that accepts pets. 

Additional Persons: Rates are quoted for double occupancy. Our suites have a maximum occupancy of two persons, except for the Theodore Pomeroy Suite and the Thomas Colt Suite that will accommodate one extra person for an additional charge of $25 per night.

Credit Cards: We accept MasterCard, Visa, American Express and Discover cards.

Smoking: There is no smoking in the inn or on the porches. Guests may smoke in the garden areas only.


Room Tax: There is a 9.7% tax on the costs of the rooms.


Key Return: There is a $25 charge if you fail to return your room keys.


Food and Beverage Service

• Breakfast is served between 8:30 and 10 a.m. The refrigerators in the guest suites are stocked with bottled water and soft drinks; there are supplies for making coffee and tea. 
  
• There is no food service to guest suites nor is any cooking allowed in the guest suites.
   
• As many of the better known restaurants in the Berkshires do book up early, guests should plan to make dinner reservations in advance. This is especially true in season and on holiday weekends. The innkeepers will be happy to assist with reservations. 

Telephones and Dataports

• Each of our Berkshire, New England Inn accommodations contain a telephone and  high-speed internet access. At the time of confirmation, we will provide the guests with the direct phone number. The inn's phones are answered between 8 a.m. and 9 p.m. If guests wish to receive phone calls before or after hours, the private number should be used. Guest suite telephones are "shut off" from long distance service (Massachusetts calls out of the dialing range, inter-state and international). Guests who wish to make long distance calls should use a telephone calling card, credit card or call collect. This allows us to provide phone service at no additional charges.
  
• Guests who wish to use their lap top computers to access the internet, should obtain their internet service provider's local phone number or toll free number.
